Here’s how it works: The moment you feel yourself hesitate (when you know you should do something) start counting backward 5-4-3-2-1, then GO. The Rule is a proven form of metacognition. The Incredible Joy of Owning Your Home
If you haven't bought a home yet, you're missing out on a wonderful feeling! That moment when you walk through your doors, throw your purse or keys on the floor, plop down on your couch and breathe a sigh of relief while thinking, "Finally, it's ours (or mine)!" And the joy of looking at all of your boxes, getting to roll your eyes about why you buy so much stuff, then giving yourself a moment to take a nap because you worked hard to get here and earned it! Yes that's a real feeling!
We often hear, and read, about the cost effectiveness of home ownership. The equity build-up, the freedom it can give us from
There is a sense of security, and a sense of "this is mine and I worked my way up to this moment," that provides moments of bliss. The ability to do with your home as you please, not pay a pretty penny for every member of your fur family, and the privacy it provides can't be beat.
Home ownership also gives you the ability to put down some roots. And we mean that figuratively and literally. You get to build memories through the holidays and go through many milestones with your family, that leave a significant impact into the later years. You also get to build bonds with your neighbors, and grow in a community oriented neighborhood. With rentals, people come and go annually, but there are deeper roots planted with building relationships with those living next to you. Potlucks, 4th of July and New Year's Eve spent lighting fireworks, and just the excitement of getting to know each other and build new relationships.
Buying a home isn't about the dollars and cents for everyone, sometimes it's just about the joy of owning your own place, and getting to build amazing memories in it. If you've been longing for this, get in touch with a real estate agent, and make it happen. You owe it to yourself to make your dreams come true!

Emergency Preparedness Essentials
by Kyler Frye
Emergency situations such as fire, extreme weather and power outages can happen without warning. By taking the time to prepare for a possible disaster now, you and your family will be equipped to handle a crisis if one ever occurs.
Fire Escape Route and Meeting Spot
It can take a mere five minutes for a fire to engulf your entire home. This is one reason having an escape plan is so important. Include at least two exit routes in your plan in case one is blocked, and designate a safe location for everyone in your household to meet. Identifying a secondary location outside your neighborhood is good to have in the event it's not safe to return or you're asked to evacuate.

Silence isn't always golden
According to sellers, silence isn't always "golden"
By Rick Thurtle
When trying to sell a home, silence isn't always golden especially when you're expecting your real estate agent to call. In fact, it's one of the leading complaints among sellers in the real estate market. Often times you find an agent who is more than willing to take on your listing, but once the relationship is made, the seller enjoys getting a call at least once a week. A seller should establish with the agent up front the expectation that regular communication will occur. Even if it's just to check-in, the seller will be more satisfied being kept in the loop.
Keeping the communication lines open between the two parties assures the seller that the agent is keeping them apprised of any and all offers. In addition, agents often provide valuable tips on why prospective buyers weren't interested. Often times, an agent is privy to the buyer's dislikes of the property. For instance "this room's too dark" or "the kitchen has a funny smell." This allows the agent to

give the seller constructive feedback and offer important tips on how to make the home more attractive to future buyers.
If you're a seller and are not hearing from your broker, be sure to keep calling them until they get the message that you expect a regular update. Selling a home can be a lot of work and sometimes quite stressful. It is incumbent upon an agent to satisfy the seller's expectations of routine updates, this will ensure the possibility of future business not to mention a successful sale. Furthermore, as a seller you must demand the communication exchange between you and your agent. If both parties work in a cooperative effort, the selling experience will be more successful and enjoyable for both the agent and the seller involved.

Being Green. Ideas On How To Make Your Home More Eco Friendly

Over the past few years, there's been more talk than ever about going green, especially when it comes to building an eco-friendly home, but what exactly does that involve. The benefits of eco-friendly improvements to homes in Grand Junction are that it's better for the environment, it can be better for your health, and it helps the homeowners lower the cost of their monthly expenses. So let's get started on discussing some of the best changes to make for a more eco-friendly home.
Energy Star appliances
From ceiling fans to refrigerators to dishwashers, there are a huge variety of Energy Star appliances that can go in your Grand Junction home. They use less energy to run without sacrificing on quality, which will result in money saved in the short and long term.
Energy efficient windows
Energy efficient windows reduce air leakage and prevent drafts from coming in. They also have a special Quick read more or view full article sealant over them that reduces the amount of UV light that enters which, in turn, prevents the light from ruining your furniture by fading it. Not only do energy efficient windows in your Grand Junction home reduce your energy bills, but will also help save you money on furniture.
Solar panels
Installing solar panels on your Grand Junction home will not only increase your home's value, but will also save you money every month on your electric bill. In addition to them being great for the environment, they could also be wonderful around tax time as a deduction. They're also a great feature to tout should you decide at some point that you want to sell your home.

Recycled materials
Using recycled materials in any way possible in and around your Grand Junction home can be a great way to go green. For example, if a rotting tree needs to be taken down, chop it up and use it as mulch in your garden. Should you decide you want to replace an unsafe deck, use some of the planks to create a garden space. You can even use leftover granite slabs to create a counter or an island in your kitchen.
Cellulose insulation
Standard insulation consists of sheets, but blown-in cellulose insulation is comprised of recycled paper and packs in tightly so there's nowhere for air to leak through. It's also much more effective in terms of fire safety as the cellulose insulation is typically treated with flame retardant chemicals.
The best part of an eco-friendly home is that it doesn't have to start out that way. You can make simple changes to your Grand Junction home gradually as you go along, and it's amazing how little you can spend to do it but will still reap the savings every month. Even changing out your old lightbulbs for those that are energy efficient can make a big difference. Little changes can mean big results.

Broker Spotlight Introduces Doug Ford with Ford Realty
.jpg)
I grew up in Grand Junction, CO on a peach farm on East Orchard Mesa.
I have been in real estate for 32 years. You can say real estate is in my blood.
I have been married to my wife Peggie Ford for the past 30 years.
She recently retired from St. Mary’s Hospital Operating Room. I have 3
grown children and 4 grandchildren.
My primary interest is in residential real estate sales and the ever changing challenges that we have today with mortgage and lender requirements. I enjoy the puzzle of finding a way to make all the pieces involved in a real estate transaction, fit, and achieve the end result of helping people realize the “American Dream” of Quick read more or view full article being able to own their own home.

One of the most interesting real estate situations that I’ve been involved with happened when I had only been in the business a short time. I had shown a home to some out-of-town buyers on a Sunday and they decided to purchase it. The purchase price was $150,000 and when I asked the buyers about earnest money and financing they handed me a brown paper bag. They said they had the $150,000 in cash and that they wanted to put the entire amount down as earnest money. Sure enough there was $150,000 in the bag! After some discussion and a trip to the bank on Monday, they purchased the property.

There are many good real estate values available. If you have the ability to buy a property that needs repairs there
are programs that will help you buy the home and give you money for the repairs if the home will be owner occupied.
What is one tip you have for someone looking to sell a home today? If you are looking to sell your home be realistic about the value you choose and then make the home the best and shiniest home in your price range.
I have many years in the business and have dealt with many unique situations that have given me the type of experience I need to help you buy or sell your property. Please call me at 970-250-1028. Read Less
Tips For Lowering Property Taxes
Check for discrepancies on the card
If you don't already have your property tax card, ask for it, then check to make sure all the information is correct. For example, check that the square footage and number of rooms is correct. You could end up walking away with a lower total for your property taxes if any of the information is exaggerated.
Know what credits you're eligible for
There are quite a few people who are likely eligible for discounts on their property taxes and don't even realize it. For example, those who are Quick read more or view full article veterans, disabled, and/or considered a senior citizen should look into how to lower their property taxes based on their situation.
Don't make any drastic property changes
Whether you put in a pool or construct a deck, anything you do to build on your home can increase its value, and therefore, up the amount of your property taxes. Before you do anything, you can actually call the Grand Junction tax office and ask them about how much your property taxes would go up so you know ahead of time if you can afford the change, not only in the short run, but the long term.
Point out negatives to the tax assessor
While walking around your piece of Grand Junction real estate, your tax assessor is going to keep an eye out for all the nice, fancy things about the property, but what you should be doing is pointing out the good AND the bad. For example, when you're walking through the kitchen, you can say, “Yes, the appliances are new, but the floor is a disaster and the tile is cracked.”
Review the assessor's findings
Don't just accept the assessor's findings for what they are without going over them. Let's say his comparables were way off, and he looked at much larger and nicer homes a mile away rather than ones that are in your neighborhood and valued them the same. This is where it becomes a problem for you and your property tax value. Give the assessor reasons to think your property is far worse than those other properties are, and make sure he took note of that in his report.

I attended South Dakota State University where I obtained my BS in Sociology with a minor in Economics and I continued on at SDSU while working fulltime to obtain my MS in Industrial Management. We waited a bit to start our family, focusing on careers - for Jim, in Banking, and for me, in the Title Industry, the construction industry, then real estate. We love having a group of little individuals running about! While our days and nights are often very crazy with the schedules of little people, we wouldn't have it any other way.

I am a huge advocate for early detection and research about breast cancer - with no familial history of breast cancer, in December 2013 at the age of 38 I was diagnosed with stage 1A breast cancer - last year was spent adjusting to life following a double mastectomy, chemo and radiation - my ever-supportive husband, my family and friends, and my work in real estate helped us stay focused on the future (I never stopped working throughout my diagnosis, treatment and recovery). I'm proud to now be half-way through reconstruction. While my hair isn't quite what it used to be . . . hey, I have hair!

Types of Mortgages

Looking for homes for sale in Grand Junction means you also have to decide on what mortgage would work for you and your particular situation. There are several different kinds of mortgages out there, so always talk to a lender. If you don't have one, your broker may have references available to help you.
Fixed rate mortgage
Having a fixed rate mortgage means you'll know what you're paying every month as the interest rate won't change. You can get either a 15-year or a 30-year, and while the former allows for a lower interest rate, the latter allows for lower monthly payments. It's harder to get a fixed rate mortgage than it is for one that's adjustable, and in many cases, a high down payment is necessary.
Adjustable rate mortgage
An adjustable rate mortgage, also known as an ARM, is another mortgage option for those looking for homes for sale in Grand Junction. An ARM is Quick read more or view full article not as stable as a fixed-rate mortgage considering the monthly payment can drastically change over time, so it could be a problem for those who will be paying it into their retirement years or who don't have a paycheck with a given amount every time.
Combo fixed-rate and ARM
Those searching for homes in Grand Junction, Colorado may be interested to learn that there are mortgages that are a combo between a fixed-rate mortgage and an ARM. For a certain amount of years, the monthly payment and interest rate don't change, but then they switch over to fluctuating monthly payments. For example, there is the 10/1 ARM, the 3/1 ARM, and the 5/1 ARM where for the first 10, 3, and 5 years (respectively) the payments will stay the same, after which, every year thereafter, the interest rate will change.
Reverse mortgage
When you're buying a home in Grand Junction, another type of mortgage to consider is a reverse mortgage. It's where a person borrows against their home and will not be expected to pay back the mortgage until they sell the house or die, however, depending on the terms, the heir(s) may be able to pay back the reverse mortgage if they want to keep the home. The borrower's credit is typically not relevant because the home is essentially collateral.
Before you make a decision about which mortgage to get, it's vital to thoroughly weigh all your options before you even start searching for homes in Grand Junction. The more informed you are, the easier and better it will be to choose a mortgage that's right for you. Read Less

Tips for Improving Your Credit Score

A good credit score is one of the most important aspects of buying a home, so the higher your number is, the better. However, some get so excited about the prospect of buying a house that they forget about their credit score until it's time to make an appointment with the lender. If you're thinking of buying a home in Grand Junction at any point in the future, there's several ways to start improving your credit score now so you can get it in top shape by the time house hunting rolls around.
Find out your credit score
If you want to work on improving your credit score, the first step should be to find out what it is so you know what you're working with. You can obtain it through the three major credit bureaus: Experian, TransUnion, and Equifax.
Lower your credit card balances
Your debt-to-credit ratio should be 30 percent or less, and the Quick read more or view full article amount of revolving credit you have compared to how much of it is unavailable plays a huge part in your credit score. Start now with lowering your credit card balances, and if possible, pay them off. When you're searching for homes for sale in Grand Junction, those low balances are going to be a huge asset.
Pay your bills on time
Not only is paying your bills late a detriment to your credit score, but it also racks up expensive fees. Do whatever you have to do – set calendar alerts, use automatic withdrawal, etc – to make sure your bills are paid on time every month.
Get late fees removed
If you've been a great client with a particular company, but you very recently incurred a late fee because you didn't pay the bill on time, see if you can get it removed. Some companies are willing to give their good clients a break, but only if you ask.
Check for errors
No one and nothing is perfect, but if you're checking your credit score so you can start searching through Grand Junction real estate, take a look through your credit report first for any errors. If there are any, make sure you dispute them and have a note put on your account about the mistake.
Bring your accounts up-to-date
If you're behind on any payments, whether it's for a credit card or even with a doctor's office, bring all your accounts up-to-date. For those on which you have limits, such as credit cards, pay more than enough so when you're next charged interest, it won't put you in the red again.
Don't close your credit cards
Even if you're not using your credit cards, don't close them out; leave them open. Your revolving credit is important, and closing even one credit card can knock everything out of whack. To make sure the creditor doesn't close the account due to inactivity, every few months or so, make a purchase using that card, just pay the balance off in full at the end of the month.
Leave time for it to get better
Don't start trying to improve your credit score right when you start looking at homes for sale in Grand Junction. Do it way beforehand so you can continuously improve your score as you get closer to buying the home. You need time to let your credit score get better before you put the number out there.

Cons
There's little if any price negotiating – Considering many homes are negotiated upon based on any repairs or improvements that need to be made, you're going to be met with little-to-no wiggle room for negotiation on a new home in Grand Junction.
You might have to answer to a homeowner's association – If you live in a home that answers to a Homeowner's Association, you're going to have to follow their set of rules rather than your own for how you want to do things on the property.
All the designs are the same – Many new homes are built in “bunches,” so they end up looking the same and the only way you can tell them apart is by their address.
Less character – Old homes just have character. They have a lived-in feel to them and an energy that you won't find in a new home.
OLDER HOME

Pros
They typically have more charm than newer homes – As previously stated, older homes usually have more charm than new homes, especially in the smallest details that just aren't used in construction anymore.
There's a history behind them – Considering Grand Junction was incorporated in 1882, the older homes are rich with history. People loved there, families grew up there, and there were a ton of memories made. When you live in an older home, you become a part of its long history.

The home is move-in ready – With new homes, you have to wait until its built to move in unless it's already constructed, but older homes are already set and waiting for you.
Cons
They're more expensive on a month-to-month basis – With older homes in Grand Junction, you're going to have to worry about drafts and various other characteristics that come with living in a home that's showing its age, which means more money for utilities and upkeep every month.

It will likely require repairs – Older homes mean old construction materials which mean repairs are imminent to keep everything safe and working well, and you're going to have to take the financial hit for them.
In addition to the aforementioned pros and cons, make a list and write down your own that are personal to you. Maybe you grew up in Grand Junction and you always loved a particular house that's going to be going on the market soon, or maybe you want to start your own history in the town you love by buying new construction. Make the list and take some time to think about things so when you buy your home – new or old – you have no doubts about your decision.
Staging Mistakes That Can Turn Off Potential Buyers
Not removing the clutter
There's no excuse for a buyer to walk into your home and see clutter everywhere. If you don't have time to do everything at once, you can do one room per day. Another option is to walk through your home two or three times per day with a box, put random pieces of clutter in it, and either throw it out, donate it, put it in storage, or sell it. Also, make Quick read more or view full article sure you don't leave moving boxes around your home. Consider renting a storage unit for items you know you want to keep.

Not removing personalized items
A buyer wants to be able to walk into the house and picture themselves in it, and it's going to be hard for them to do that if they see your personalized items staring back at them. For example, remove all of your family photographs, take out mementos, and dispose of magazines you have yet to read.
Not neutralizing the home
Dark red walls in the living room and pink tile in the bathroom might be your preferred style, but it's not for everyone. The best thing you can do when staging your home is to completely neutralize it. Paint the walls taupe and, if possible, put in neutral-colored carpeting or hardwood flooring. It creates the perfect blank canvas for a buyer to envision what they can do with the house should they decide to make it theirs.
Not sprucing up the front
The front of the home is the first thing potential buyers see when they arrive or drive past, which means the more inviting it looks and the more you amp up the curb appeal, the higher the chances are you'll get interest. Trim the hedges, cut the grass, paint the front door, paint shutters around the windows, fix loose gutters, sweep away any debris like leaves, and shovel any snow.

Not taking care of repairs
Buyers are going to use any improvements that have to be made to the home as a way to negotiate on the price, and in some cases, the discount they would get would be more than what you would pay to make the repairs in the first place. Major repairs, such as fixing the roof, should always be done first if you can afford it and have the time to get it done. However, some minor repairs you can make, especially if you can't afford the expensive ones, include changing the carpeting, painting the porch, removing and replacing tile grout, and replacing any cracked bathroom or kitchen tiles. Not only could the changes help you get more money, but it will make your home look even more attractive to buyers.
Staging is one of the most important aspects of the home buying process, so it's essential to do everything you can to make your home look its best. Read Less
