Why rent if you can own?

Home ownership rates are the lowest they have been in the last 50 years. Yet a large portion of Americans are still renting properties, instead of enjoying a home of their own. Consumer reports believe this is an issue because of a buyer's lack of trust in their ability to purchase. It is still a long standing notion that a buyer needs 20% towards the cost of the home in order to move forward, but this isn't true. With countless down payment assistant programs, and closing cost roll-ins, a home owner could move in with as little as a few hundred to a couple thousand dollars. Which is a huge difference in the time it takes to save up to make the move.  
 
With interest rates at an all time low, home ownership in today's market is a great investment. The money saved over a mortgage's lifespan can result in tens of thousands of dollars, if not hundreds. With low interest rates, that means your monthly mortgage payments are at a significantly lower cost, as well. 
 
With such a heated housing marketing, rental prices are soaring, and statistics are constantly showing that home ownership can be equivalent to your rental rate each month, if not less. Why get stuck in a small 2 bedroom apartment if you can move into a home and pay a monthly rate that is the same, and get a 3 bedroom house with a great backyard? 
 
There is also a fear that a home can keep you "stuck" or "rooted" to one place, without an easy transition out if you decide to move. Although the future of the housing market isn't easily predictable from location to location, you can always discuss with your agent about buying a home in an area that has a strong turn-over rate when a home hits the market. The equity build up when it comes time to selling is going to be far more beneficial than if you put money into a rental and decided to move. The money from selling the property can be used to purchase a new home. With renting, there would be no additional funds to transition into a new place. 
 
Now imagine if you were renting a home for $2,000/month. If your landlord is renting to make a profit, think how much less you'd be paying on a monthly basis towards your mortgage if the home was yours. Then you wouldn't be paying a landlord to profit off of you, you'd be paying a reasonable rate, and get to call the property your own. Discuss with your agent and lender the steps you need to take towards home ownership, you might be happily surprised about the type of home you can afford to move into.

The Incredible Joy of Owning Your Home

If you haven't bought a home yet, you're missing out on a wonderful feeling! When trying to sell a home, silence isn't always golden especially when you're expecting your real estate agent to call. In fact, it's one of the leading complaints among sellers in the real estate market. Often times you find an agent who is more than willing to take on your listing, but once the relationship is made, the seller enjoys getting a call at least once a week. A seller should establish with the agent up front the expectation that regular communication will occur. Even if it's just to check-in, the seller will be more satisfied being kept in the loop.

Keeping the communication lines open between the two parties assures the seller that the agent is keeping them apprised of any and all offers. In addition, agents often provide valuable tips on why prospective buyers weren't interested. Often times, an agent is privy to the buyer's dislikes of the property. If you're a seller and are not hearing from your broker, be sure to keep calling them until they get the message that you expect a regular update. A native of Southern Minnesota (go ahead, ask me to say "Boat" or "You Bet!") I attended South Dakota State University where I obtained my BS in Sociology with a minor in Economics and I continued on at SDSU while working fulltime to obtain my MS in Industrial Management.  I met my husband, Jim, after college when we both happened to be on campus one day.  We moved to Grand Junction to pursue careers in 2001 and are ever-so-grateful for our move!

We were so excited to welcome our first two daughters in 2008 - twins (not identical) born on Leap Year!  #3 Daughter followed in 2010 and #4 in 2013 on April Fools Day.  We love having a group of little individuals running about!  While our days and nights are often very crazy with the schedules of little people, we wouldn't have it any other way.

              
I am a huge advocate for early detection and research about breast cancer - with no familial history of breast cancer, in December 2013 at the age of 38 I was diagnosed with stage 1A breast cancer - last year was spent adjusting to life following a double mastectomy, chemo and radiation - my ever-supportive husband, my family and friends, and my work in real estate helped us stay focused on the future (I never stopped working throughout my diagnosis, treatment and recovery).  I'm proud to now be half-way through reconstruction.  While my hair isn't quite what it used to be . . . hey, I have hair!


The entire 10 years I've been a realtor has been spent associated with this Metro Brokers Grand Junction group.  Such an approachable and willing group I have never found in any business or career.  I appreciate those with whom I am affiliated at Metro Brokers, and am proud to be a Realtor in the Grand Valley.

Grand Junction and I have a close relationship, really we grew up together. I was born and raised here and continue to work and raise a family of my own in the Grand Valley.   
 
As a kid growing up in Grand Junction, I really took for granted the place that has always been home.  There is an endless amount of stuff to do, you just have to get out and take advantage of it. The hiking, biking, skiing, golfing, fishing, camping, to name a few of my favorite things. I can walk out my front door and I am able to go for a run without worrying about the air quality or dangerous traffic, I can drive 10 minutes from my home and be hiking on the most unbelievably beautiful trails, I can ski a world famous ski area, 3 of them only 2 ½ hours away.  Quick read more or view full article The mild climate (I really appreciate now) allows you to ski and golf in the same day.  For the outdoor enthusiast, the family that wants to feel safe with very little crime to worry about, or  the born and raised fan, Grand Junction is the place to be.

My husband and I have 2 incredible boys and can’t imagine raising them anywhere else. Our boys attend Holy Family Catholic school, and I am completely grateful for the education they are receiving. A good credit score is one of the most important aspects of buying a home, so the higher your number is, the better. However, some get so excited about the prospect of buying a house that they forget about their credit score until it's time to make an appointment with the lender. If you're thinking of buying a home in Grand Junction at any point in the future, there's several ways to start improving your credit score now so you can get it in top shape by the time house hunting rolls around.
 
Find out your credit score
 
If you want to work on improving your credit score, the first step should be to find out what it is so you know what you're working with. You can obtain it through the three major credit bureaus: Experian, TransUnion, and Equifax.
 
Lower your credit card balances
